Chapter 25 - Chapter 25: Renting an Office

"This suite has a total of eight partitioned offices, providing space for seventy workstations. If needed, it can be renovated to add two more."

Zhang Fei gave the trio a tour of each office, explaining the features. Seeing their satisfied expressions, he said, "President Wu, what do you think of this suite? There's a balcony on the top floor, which would work perfectly as a smoking area for employees. The furniture—desks, chairs, and all—may not be top-tier, but it's all mid-range and in good condition."

"Is the price still what's listed online—30 yuan per square meter a month? Does that include the property management fee? Can't you go any lower?"

"Mr. Wu, the rent doesn't include the property management fee. But just look at the decor—the company spent a fortune renovating this place. If you move in, you'll be the very first company to use this office. Everything is brand new."

The agent paused, glancing at Wu Yun's expression before continuing, "President Wu, our standard online terms are a one-month deposit and three months' rent paid in advance. However, if you're able to pay for an entire year's rent upfront, I can request approval for a rate of 30 yuan per square meter per month, with the property management fee included! Plus, you wouldn't need to pay the one-month security deposit."

Wu Yun glanced at the two women's expressions and said to Zhang Fei, "We need a moment to discuss this. Please wait."

Zhang Fei nodded and walked out to the main office area, leaving the three of them on the sofa in the executive office.

"What do you two think? This is going to be your office. I'll rarely be here, just dropping in occasionally." Wu Yun said nonchalantly. He then added, "I think the suite is big enough, and we can always modify it later if we need to."

"Let's do it," Jiang Xinyi said, phone in hand. "I just looked it up online. The property management fees for the building across the street are much higher than here."

"I think it's great, too. Other than changing the layout of the two rooms next door and partitioning off a space for a photo studio, we can use everything else as soon as we sign the lease."

Wu Ying added, "You should keep this office for yourself, little bro. We'll label it the 'Chairman's Office.' Xinyi and I can take the two similarly sized offices next door; we'll just need to switch out the desks and chairs."

"Don't be so quick to refuse," she continued. "If the controlling chairman and general manager doesn't even have an office, it'll be a joke. Xinyi and I are both vice presidents, so it makes sense for our offices to be the same size."

"Alright, fine. Let's go talk to Zhang Fei."

Zhang Fei had been standing in the main office, keeping an eye on Wu Yun's group. The moment they came out, he hurried over. "President Wu, what's the verdict? Have you come to a decision?"

"Alright, we'll take your offer," Wu Yun said. "I can't be bothered to haggle any further. So, it's 30 yuan per square meter a month, including the property management fee, correct?"

"That's correct, provided that you pay for a full year's rent, President Wu," Zhang Fei confirmed.

"Alright. Add all three of us on WeChat. Going forward, if anything comes up, contact these two. I won't be here often." Wu Yun's words took Zhang Fei by surprise. He hadn't realized these two beautiful women were the ones actually in charge of the company.

"We have a few modifications to make, so Wu Ying and Jiang Xinyi will be in touch with you about that. Now, where do we go to make the payment?" Wu Yun asked.

"Right this way!"

.............

Since the company's corporate account hadn't been set up yet, the funds for the office had to come from Wu Yun's personal card for the time being.

'System Experience +180,000. He had also triggered a 3x rebate, netting a profit of 360,000.'

"Ladies, we still have some time this afternoon. We should find an agency to handle the company registration process for us. In the meantime, we can focus on posting job ads on platforms like 58.com." Wu Yun, rich in theoretical knowledge, took the lead.

After a busy afternoon spent getting all the necessary documents together for the agency, they could finally breathe a sigh of relief.

"President Wu, it will take about 10 to 15 business days to process everything—the business license, the corporate account, and all the rest. We'll notify you when you need to come in for signatures. You can leave the rest of the process to us," the agent said reassuringly.

....

For the rest of the afternoon, Wu Ying and Jiang Xinyi registered the company's profile on 58.com, uploading photos of their new office space. They also went ahead and posted initial job openings for HR, finance, and Management positions.

Seeing Wu Ying and Jiang Xinyi slumped on the sofa without a care for their image, Wu Yun chuckled. "Starting a company is hard work, huh?"

"You can say that again. Not as easy as it is for Eldest Young Master Wu, who just lets his money do all the talking. We're just the grunts doing all the manual labor." Jiang Xinyi stretched lazily, her movements revealing the graceful curves of her figure.

"You've worked hard. Let me treat you. We're going out for a feast!"

....

Fortunately, the two women lived right next to a Line 1 subway station, so they didn't have to hail a cab.

On the subway, Wu Yun said to the two women, "The company will need to buy a van. It'll be too inconvenient to get around otherwise."

"Any recommendations, little bro? Something suitable for a startup like ours?" Jiang Xinyi asked.

"What about a Buick GL8? It's only a little over 200,000 yuan. It's respectable enough for company business." Wu Yun thought for a moment. 'I remember the Buick GL8 my university used before I was reborn. The power and seating capacity were perfect for business needs.'

"Eldest Young Master Wu is so rich... 'only' a little over 200,000!" Jiang Xinyi said with a pained expression. "That's more than our rent for the whole year! The company isn't even officially founded, and we're about to spend almost 400,000!"

Wu Ying, however, was more pragmatic. "As a media company, we have to have a vehicle for off-site work. It's an expense we can't avoid."

Wu Yun said, "I'd originally budgeted at least 500,000 for hardware expenses anyway. By the way, do you two have your licenses?"

"Why? Is our little brother going to buy his big sister a car?" Jiang Xinyi boldly wrapped her arms around Wu Yun on the crowded subway, looking up at him with anticipation.

"Just answer the question. Do you have one or not?" Wu Yun pressed.

"We both do, we just don't drive often," Wu Ying said, covering her mouth to hide a giggle.

"Buying you cars isn't out of the question," Wu Yun said. He then leaned down and whispered something in Jiang Xinyi's ear.

"You're awful!" Jiang Xinyi's soft, sweet voice was enough to make the bones of the eavesdropping men nearby melt. A couple of them snuck glances at her sexy, form-fitting skirt and gulped.

It was the evening rush hour, so the subway car was packed. The trio's conversation had been loud enough for several people nearby to overhear, and they kept sneaking glances over.

If he hadn't been with two stunning women, most of the onlookers would have thought Wu Yun was just full of hot air.

"Now arriving at Chunxi Road Station. Passengers transferring to Line 2, please exit through the doors on the right..." a recorded announcement echoed through the car.

Wu Yun, his arm still around Jiang Xinyi's slim waist, said to Wu Ying, "Sister Ying, let's get ready to get off."

Under the watchful eyes of the nearby passengers, Wu Yun led the two women and slowly shuffled toward the doors.
