Chapter 84 - Another Number

October 9, 2023 – 6:58 PM

Jake reached the truck before Lin had even shut off the engine.

"Lin!"

He bounced from one foot to the other.

"You're back!"

She laughed as she climbed out.

"Looks like it."

He immediately reached for her hand.

"Grandpa says tomorrow's going to be truck day."

"That's right."

"Can I watch?"

"If you stay where Grandpa tells you."

Jake nodded so enthusiastically his blond hair bounced.

"I will!"

They walked toward the house together.

The smell of dinner drifted across the yard.

Someone had started the outdoor grill.

Richard stood beside it with a pair of tongs.

General Fang sat on the porch with a mug of coffee, watching Jake enthusiastically explain something with sweeping arm motions.

Helen stepped out the front door carrying a bowl.

She smiled as she spotted Lin.

"Perfect timing."

Lin climbed the porch steps.

"Smells good."

"Your father decided tonight required steaks."

Richard looked over from the grill.

"Tomorrow's a big day."

"Thought we'd celebrate surviving the preparation."

Lin smiled.

"I'll take that."

Her phone vibrated in her jacket pocket.

She glanced at the screen.

Another unfamiliar number.

She almost ignored it.

Instead, she stepped a few feet away from the porch.

"Hello?"

A confident male voice answered.

"Good evening. Am I speaking with Ms. Lin Zhang?"

"Yes."

"My name is Michael Avery with Evergreen Commercial Realty."

Lin stopped walking.

Another realtor.

Already.

"Good evening."

Michael's tone was polished.

Professional.

"I'll get straight to the point."

"One of our investment groups has asked us to contact you regarding your hotel property."

Lin looked back toward the house.

Jake was now trying to convince Richard that tomorrow required three desserts instead of one.

She smiled faintly before returning her attention to the call.

"You're the second realtor today."

There was a brief silence.

"Then I assume you've already received an offer."

"I have."

"May I ask if it was accepted?"

"No."

Michael didn't hesitate.

"In that case, I'd like permission to improve it."

Lin leaned lightly against the porch railing.

"Go ahead."

He named a figure.

It was substantially higher than the first offer.

High enough that most owners would have considered it life-changing.

He continued before she could respond.

"Cash purchase."

"Thirty-day closing."

"Your client would not be responsible for any remaining renovations."

"We would also reimburse documented construction costs incurred to date."

He stopped.

"That's our opening offer."

Lin looked across the property.

The hotel stood quietly beyond the barns.

Workers had gone home.

The new warehouse doors reflected the last orange light of the setting sun.

Tomorrow morning, delivery trucks would arrive.

In a few Months from now, those buildings may become something far more important than a business.

"It's a very generous offer."

Michael sounded encouraged.

"I'm glad you think so."

"Unfortunately..."

She smiled.

"...I'm still not interested."

There was a pause.

Longer this time.

"May I ask what price would interest you?"

Lin answered immediately.

"There isn't one."

Michael let out a quiet breath.

Not frustrated.

Simply curious.

"That's unusual in commercial real estate."

"Probably."

"Would it help if my client met you personally?"

"No."

"Would it help if they explained their long-term plans?"

Lin shook her head.

"I've already got long-term plans."

Michael laughed softly.

"I had a feeling you might say that."

He paused.

"May I offer one piece of advice?"

Lin was curious.

"Go ahead."

"When two independent firms approach the same owner on the same day, it usually means someone else is preparing to make a third offer."

Lin's expression remained calm.

"Good to know."

"If that happens please give me the opportunity to represent your interests."

She appreciated that he wasn't pushing.

Just doing his job.

"I'll keep your number."

"Thank you, Ms. Zhang."

"Enjoy your evening."

"You too."

The call disconnected.

Lin slipped the phone back into her pocket.

Two offers.

One afternoon.

Someone wanted the hotel badly.

She couldn't tell whether it was coincidence or whether multiple investors had simply noticed the same thing she had months earlier.

Nothing was going to changed.

She turned back toward the porch.

Jake spotted her immediately.

"Lin!"

"Dinner's ready!"

She smiled.

"Coming."

Leaving the phone in her pocket, she climbed the steps and joined her family, letting the unanswered questions remain exactly where they belonged—for another day.

October 9, 2023 – 7:00 PM

The smell reached Lin before she opened the front door.

Garlic.

Butter.

Fresh rosemary.

Steaks on the grill.

The warmth inside the farmhouse was a welcome contrast to the cool autumn evening outside.

She slipped off her work boots near the door.

From the kitchen came the sound of laughter.

Jake was talking so quickly that half his words blended together.

"...and then the forklift goes beep beep and then the truck backs up and Grandpa said I have to stay behind the cones and—"

Richard interrupted.

"Take a breath, buddy."

Jake inhaled dramatically.

Everyone laughed.

Lin stepped into the dining room.

The table had been set for everyone.

Helen carried a bowl of roasted vegetables from the kitchen.

Megan followed with a basket of warm dinner rolls.

General Fang was already pouring iced tea.

Richard came in through the sliding door carrying a large platter.

Perfectly grilled ribeye steaks rested beneath a sprig of rosemary.

The aroma immediately filled the room.

Jake's eyes grew wide.

"Whoa..."

Richard grinned.

"Tomorrow's a big day."

He set the platter in the center of the table.

"Figured we'd eat well tonight."

Everyone settled into their usual seats.

Jake immediately reached toward the rolls.

Helen gently tapped the back of his hand.

"What do we do first?"

Jake smiled sheepishly.

"Wait."

Richard chuckled.

"You're learning."

General Fang folded his hands.

The table grew quiet.

He offered a brief blessing, giving thanks for the meal, the harvest season, and the family gathered together.

When he finished. Jake was already reaching for another roll.

Richard carved one of the steaks.

"Lin."

She looked up.

"How'd everything finish today?"

She accepted the plate he handed her.

"Better than expected."

"Electrical inspection passed."

"Warehouse is completely ready."

"Forklift arrived early."

Richard nodded with quiet satisfaction.

"Good."

General Fang looked across the table.

"Any surprises?"

Lin smiled.

"Only realtors."

That got everyone's attention.

Helen looked up from buttering a roll.

"Plural?"

"Two today."

Richard paused with the serving spoon halfway to Megan's plate.

"Two?"

Lin nodded.

"Different agencies."

"Different buyers."

"Both wanted the hotel."

Helen exchanged a quick glance with Richard.

General Fang remained thoughtful.

"Offers?"

"Both cash."

"Both well above what we paid."

Jake looked between the adults.

"What's an offer?"

Richard smiled.

"It's when someone asks if they can buy something."

Jake nodded seriously.

"Did you say no?"

Lin smiled.

"I did."

Jake seemed relieved.

"Good."

Everyone looked at him.

He shrugged.

"I like the hotel."

The adults laughed.

Megan cut into her steak.

"They must really want it."

Lin nodded.

"Apparently."

Helen frowned slightly.

"Did either realtor say why?"

"No."

General Fang quietly chewed for a moment before speaking.

"Location."

Everyone looked at him.

He continued calmly.

"Large acreage."

"Commercial zoning."

"Existing utilities."

"Good highway access."

He shrugged.

"Even without knowing anything else. It's an attractive property."

Lin nodded.

That explanation made perfect sense.

It didn't require anything mysterious.

Just experienced investors recognizing potential.

Richard speared another piece of steak.

"Still..."

He looked toward Lin.

"You didn't hesitate?"

She shook her head.

"Not for a second."

He smiled proudly.

"Good."

Jake swallowed a bite of mashed potatoes.

"Can people buy our farm too?"

Helen smiled.

"They can ask."

Jake looked at Lin.

"Would you say no?"

Lin laughed.

"Yes."

"Every time?"

"Every time."

Jake seemed perfectly satisfied with that answer.

General Fang reached for another dinner roll.

"Tomorrow's deliveries begin at eight?"

Lin nodded.

"First truck is scheduled between eight and eight-thirty."

Richard looked toward Jake.

"Which means..."

Jake answered immediately.

"No running around the warehouse."

"And?"

"Stay behind the cones."

"And?"

Jake grinned.

"Listen to Grandpa."

Richard laughed.

"Excellent."

Conversation drifted naturally from there.

The Carter family's electrical service had finally been connected that afternoon.

The Wilson Ranch expected to finish baling hay before the weekend.

Helen mentioned two routine appointments at the clinic.

Megan reminded everyone that Biscuit had somehow learned to unlatch one of the pasture gates.

General Fang quietly volunteered to replace the latch with a heavier one in the morning before the trucks arrived.

No one questioned it.

Everyone simply accepted that improving things a little each day had become part of life.

Outside, the last light of the October evening faded beyond the western hills while laughter and easy conversation continued around the dinner table.
